How booking works: Stages I–III are billed monthly — nothing in Italy moves fast, so you pay for the months you need and stop when you’re ready. Make It Home is a one-time fee. All payments are made securely through Stripe.

And when you contact Italian agencies directly, remember who they work for: the agency's incentive is the sale, not your outcome. A listing that looks like a dream at €60,000 can hide structural problems, title complications, or a town with no services — and nobody on the seller's side is motivated to tell you.

Are you a real estate agency?
No — and that's by design. Dolce Domani is an independent advisory and coordination consultancy. In Italy we are not a licensed real estate agency, law firm, or tax practice, and we never take commission on an Italian property sale. Our only compensation is the consulting fee you pay us directly. When you need a licensed professional — a notary, geometra, attorney, or local agent — we help you find good ones, and they work for you.
What happens on the free call?
It's a real one-hour conversation with Nick — no script, no pressure, and no bill. It's a chance for both sides to see if we're a good fit: you tell him where you are in your journey, he tells you honestly what your move would involve. It's not a consulting session, so it doesn't include research or written plans — but you'll leave knowing whether this is right for you.
What does it cost?
Services are organized in defined stages, so you only ever pay for the help you actually need: planning starts from $1,500/month, property search from $2,500/month, in-person support in Italy from $4,500/month, and settling-in support is a one-time $3,250. Standalone advisory calls are $350/hour. You book stages one at a time — you're never billed for a stage you haven't started, and monthly stages continue only as long as you choose. All pricing is confirmed in writing before you book anything.
Do I have to commit to the whole journey?
No. Each stage is a separate engagement. Some clients only need help planning the visa route; others want support from the first conversation to the day the furniture arrives. You can start with one stage, pause between stages, or stop entirely — no penalty, no pressure to continue.
Why Abruzzo?
Because it's home. Nick was born there, knows the region personally, and it happens to be one of Italy's best-kept secrets — mountains, Adriatic coastline, real towns with real life in them, and property prices that make Tuscany blush. Our on-the-ground support is focused there, which means when we tell you about a town, it's not from a website. If your heart is set elsewhere in Italy, ask — we'll tell you honestly whether we can help.
Can you help me sell my home in the U.S. first?
Yes — this is one thing that makes us different. Nick is a licensed REALTOR® with Coldwell Banker Realty in New Jersey and Florida, so the American side of your move — selling or renting your home — can be handled by the same person who understands where you're going and why. U.S. real estate services are provided separately under his brokerage license, and for other states he can connect you with trusted colleagues.
What if I need help after I've moved?
That's exactly what our settling-in stage is for — up to 45 days of in-person support after your move: utilities, registrations, the healthcare system, all the things that are easy when someone shows you and maddening when nobody does. If you need help beyond the 45 days, it's available at $350/hour or through a monthly support package we'll shape around your situation.
Do you guarantee I'll get a visa or find a property?
No — and be careful with anyone who says yes. Visa decisions belong to Italian authorities, and property markets involve sellers and circumstances nobody controls. What we promise is diligent, honest, experienced work: the right preparation, the right professionals, and a straight answer at every step — including "this isn't a good idea" when it isn't.
How do payments work?
All payments go through Stripe — secure card or bank payment, with a clear receipt for everything. We don't accept checks, Zelle, or cash. It keeps things simple, documented, and safe for both sides.
